What is the Listing Agent Thinking after 9 Days on the Market?

I freely admit this is not my listing - Thank Heavens!  - but these are my photos. I stopped by to see this listing at mid day in mid week. I called before I stopped by, and there was no answer, so I went to check out this 9 day new listing in a high rise condo in the Logan Circle area of DC.  List Price - Over $500,000.

My theory as an agent is that a seller should assume that someone will come by to see his/her listing, whether there was a phone call by departure time in the morning, and should plan accordingly. ie - make the beds, put the dishes in the dishwasher or wash, dry them, and put them away, take out the trash, and put the empty beer bottles away.   Clearly one of us in this case is reading a different memo!

Lise - Obviously the seller isn't serious about selling, and the listing agent hasn't done their job by letting the seller know what is necessary in today's market. They'll probably both complain about the lack of interest from buyers. Some just don't get it.

I feel sorry for the seller - his/her agent obviously isn't doing his/her job properly.  As part of our listing presentations, we highlight and stress the importance of keeping the home in show-ready shape at all times.  If the clients don't follow through, we actually "fire" them and tell them they should work with another broker who doesn't want to help them get as much money as possible for their home. 

When the homeowner realizes that, in the end, it will cost them more money not to do a bit of cleaning (due to a resulting lower selling price), they sometimes get the message faster.

What a "crud bucket"!  If MY sellers presented their homes in this fashion, they would have to change their ways  in a real big hurry, or I would drop the listing.

Lise, funny pictures.  I learned a long time ago from rentals, yours and my idea of clean isn't the same as other peoples'.  When people moved out of my rentals and they looked like that, they always claimed it looked fine when they wondered why they didn't get their full security deposit back.  Some people just get used to living like slobs.

OK, you've got to be kidding me!  I know other parts of the country $500,000 is chump change for a home, regardless, I think that's pricey enough to take a moment to at least tidy up a bit?  What the heck are they thinking?  People don't seem to understand...Many people can see past clutter and trash...You can have a great home at a great price, but many people can't even try to see themselves in the home if it looks like a junk heap!
