We at Sonoran Property Inspections are seeing recurring issues when doing our roof inspections and with just a little bit of planning most can be eliminated.  With flat foam roofs, homeowners should have these inspected every 2 years by a licensed roofing contractor. The elastomeric coating will hold up generally 5 to 7 years if the weather has not been terribly harsh. If the roof is being inspected on a regular basis then it should provide the owner with trouble free performance in the long run. This will prove beneficial when the decision is made to sell as the owner can provide documentation and remove a lot of stress during the selling process. 

 

With other roofing surfaces an inspection every 2 to 3 years can also prevent issues at the home inspection. It is in our opinion that all of these issues can be fixed quickly and inexpensively if the owner has a routine inspection done through the years. This allows the problems to be dealt with before they become an emergency and possibly ruin a sale.

 

The amount of stress can be greatly reduced at the time the home is sold and can likely be sold for a higher price if the home was properly maintained.
