Recently, I was asked to provide some data about the state of foreclosures in Indianapolis and how it is affecting the economy. It was an eye-opening excercise, but certainly not surprising.

While the data reveals the state of foreclosures in Indianapolis (Marion County), the depth of what the statistics doesn’t reveal is mind boggling. The far reaching effect of foreclosures in many areas of Marion County will probably not be known for several years. I certainly have opinions about how we reached this point, which I’ll write about next; first I’ll show you the statistics.

Foreclosre data

Although I’m not a big gambler, I’m willing to bet the % of foreclosures in Indianapolis was less than 2003 or close to the same percentage. Back then we ranked in the top 10 states for % of foreclosures, often in the top three. Right now, we rank #13. Staggering………….

Hi Stranger,  it is amazing the progression that has occurred starting at 11% and now at 39%.  I wish I felt it was going to turn the other direction but my crystal ball is not sure what's going to happen next.

Hi Marchel - I have been away too long - trying to get back into it. I think we have hit the bottom here in Indy, but the landing was a rough one. Since we never had the inflation, many never had the equity to sustain a move.

Interesting stats.

We're seeing similar numbers here in Nashville.

How do you track this?  Here we have a "ListingType" designation for Foreclosures but 90% of the realtors don't know it's there and they don't differentiate their Foreclosures.

I would like to measure this but don't have ant ideas on how to gather the info.

Jim - Our MLS provides the data. It's not 100% accurate, but close enough. There are agents who refuse to disclose bank owned.
