There is little doubt that we are in a tricky market if you are a seller. In a market where buyers are calling the shots, it is critical that your home be in top-notch condition BEFORE it is listed. I used to have sellers who would say to me,"I will fix my rotted trim if we get a lot of comments about it." In this market the traffic is often so light, that you may only get a handfull of lookers and you cannot afford to have them get a bad first impression of your home.
As we go through our day, it is very easy to stop noticing the ripped screen or the squeaky door. You may not have time to stay home from work and get your Air Conditioning unit serviced. All of these tasks which seem like a nuisance--and which may be contributing to your decison to sell your home--should not be ignored! Never is it more critical then when you are putting your home up for sale to inspect it carefully and make sure it is as close to PERFECT as possible.
My clients often remark that their homes have never looked better than when they go on the market...if that is the case, than they have done their work and now it is my turn to do mine!
