Million Dollar Home Sales

With absolute fear of aging myself, I have been selling homes in the Fredericksburg Virginia area since 1989.  Having now conceded that I am an old man, I will also admit that I have seen some pretty significant changes in the real estate market here.

Real estate in Fredericksburg VA has appreciated much like it has in the whole United States of America.  Perhaps, it has appreciated more significantly than other regions.  When I write of Fredericksburg Virginia real estate in this case, I speak of the City of Fredericksburg, Stafford County, and Spotsylvania County.

The 2000 census revealed that the area had a population of 202,120.  Predictions for 2010 are calling for a population of 273,000.

I can remember the first time I read of a home selling for more than $1,000,000 in our area.  I could not remember when it was so I started a little research this morning.  Came up with some pretty interesting data.

Here is a chart that portrays the data pretty well; remember, go to this website to get additional data on our beautiful and historic area.

As usual Ed, a very informative post about Historic Fredericsburg Virginia real estate.  I remember Fredericksburg in the early 1980's!  There wasn't a whole bunch happening there!  We used to drive over there to go to the Fredericksburg Mall.  It was just an excuse to avoid the Sears catalogue sote in Waldorf Maryland!  In faact up until just a few short years ago prices all  over were pretty reasonable and then they just took off!  When you have a few flying priced homes, they have a tendency to skew the numbers way out of wack!  So sales can decline in units but increase in average price!  It is hard to make sense of the numbers anymore.  Great Post!  Please keep us informed about Fredericksburg Virginia Real Estate!

jim - Sometime soon I will be showing how homes in the $500,000 and higher range have changed too.  Am sure that homes for sale in the Atlanta area are experiencing much the same phenomena.
