1. You want a realtor who can list your property on the Local Park City MLS system.  If you work with an agent outside of Park City chances are pretty great that your property will go on the Wasatch Front Multiple Listing Service and not on the Park City MLS.

example: Recently I was working with a client and couldn't find the property that was most suitable for them on the Park City MLS because they all sold.  Then I decided to check out the Wasatch Front MLS system that many of the other Park City agents don't use because 99.9% of the Park City listings end up on the Park City MLS.  I uncovered a great property that had gone through several price reductions and was a good deal but very few people knew it existed because it was hidden on a Multiple Listing Service not always looked at.  I see many sellers get a hugh disadvantage because of that.  They end up taking a long time to sell, sell for much less or simply expire.

1.To Begin with a Buyer looking to buy property in Park City should work with a local Park City Buyers Agent so that they have a realtor who is looking out for their best interest first and will get them all the information to make a wise business decision (pros & cons).  Local Realtors know the local issues that could impact purchasing various properties in the Park City area much better than agents outside of the area such as whether the property can be placed in a nightly rental pool or if there is a large upcoming assesment to make repairs on a condo building.

2.Park City Utah is a ski resort community so it is very different than a traditional neighborhood or city.  A majority of the properties are investment properties or second homes so you want an agent who is knowledgeable about the issues that pertain to purchasing property in a resort community.

example:I was showing a property to my clients (I mostly work with buyers you see) a few months ago.  The seller was an investor who used an agent outside of the Park City area.  He thought he was buying a townhome that he could put in a nightly rental pool as a vacation rental property.  After closing he discovered that the HOA for that townhome community doesn't allow nightly rentals.  As a local Park City Realtor, I know which ones do or don't and if I don't I sure know how to find out before even attempting an offer.  Now the property is back on the market.
