A
few sellers have been calling recently about the possibility of listing
their
Atlanta homes
for sale. Many times
it is hard to ascertain what is the motivation level, of the seller,
and other times it is very obvious. The sellers are looking
for a solution that no one may have. They want the
reassurance that their home has not dropped in value and that things
will be OK once they sell their home. Many times, a
Atlanta real
estate agent cannot tell that
good news to sellers. It is frustrating for all, but the
truth is always the best approach. No one is hurt when you
explain what is occurring in your local market place or neighborhood.
Prices have dropped and sales have dropped for many
subdivisions. For some products like condos, and town homes
the news is worse. Sales are almost non existent and they are mostly
totally distressed prices. The dilemma for the home seller
is...
'should they try the sale next spring or go for it now?' First
of all, I am a firm believer in motivation. If you have to
sell, sell! I do not like to play games with a seller that is just
fishing for a price and has no plan once they get a contract.
That is total waste of time. My thoughts is that if
you are going to sell in this current
Atlanta real
estate market you better have a
very experienced agent that can correctly advise you on how to
accomplish their goals, and an agent that can demonstrate they can
broadcast your home to the world and get he deal sold.
For those that think next year will be better, I cannot really answer
that question. I am not psychic, and I do not have a crystal
ball. All I know is that

prices are declining, and so have
Atlanta home
sales. Sellers are making major concessions in pricing, and
closing costs for purchasers.

It is refreshing to hear this type of unvarnished communication with consumers. I think too many agents are scared to be this truthful in fear that they may lose business because of it.
