Is this really marketing a home for your seller?

 

Can't blame a slow market for this home not

selling.  The agent caught the sellers while they

were out to work and didn't bother moving the

clutter out of the picture.

 

This home is listed over $1M.  This is one of only two picturesposted by agent .  Not surprising it's been on the market over 1100 days.

 

Can you believe it?  These pictures were taken by Realtors and posted in MLS.

Needless to say, the listing at the top left expired after several price reductions without being sold.  After I got the listing - and took better pictures, I got a contract in a week and was closed in a total of 31 days.

Take time getting the pictures.  Don't just snap a few quick ones with your cell phone.  I've seen pictures posted on MLS that are so dark you can't see anything or they're so grainy you can't tell what room it is.

Now I'm not saying that bad pictures are the ONLY reason these homes haven't sold.  I know about Location, Condition & Price being the predominant factors.  However, in a market where getting YOUR listing noticed by buyers as well as making it appealing for other agents to want to show, wouldn't it make sense to make a little effort with the pictures?
