I have learned a lot about treating my business like a real business in the last six months or so.  One of the best lessons I've taken to heart is how I look at my time.  Is what I'm doing right now the best use of my time? I ask this question all the time before I decide to start working on something. 

So when I was told by a listing agent that I HAD to be at a home inspection the whole time, I didn't know what to say.  First of all, I never go to any of the home inspections, other than to meet the inspector and let him in the house. 

Secondly, the home inspector I use is usually at the house for 4-5 hours.  I do not have time to hang out at a house for that long for every contract I write. 

I can understand the listing agent being hesitant if the home inspector is unknown, or lacking any of the third party credentials that are available.  (Florida doesn't have a home inspector license yet).  But our inspector is bonded and insured, and an ASHI and FABI member.  I really do not know what my presence could possibly do other than get in the way of him doing his job. 

The buyers are not attending the inspection, so there is no issue with the buyers being in the house without an agent.  And the buyers do not expect me to attend the inspection, since they understand that I'm not a home inspector. 

I wanted to get some input on this.  Do you attend the home inspection, and stay the whole time?  I'm not sure how to respond if this listing agent insists I stay the whole time.

Melissa - I do not go to the home inspections, except to open the door.  If the listing agent has an issue with your inspector being in the home alone, maybe he/she should make arrangements to be there.  I would not think this is your responsibility.   Good luck to you!

Liz there seem to be so many regional differences around this issue.  Here, there are HUGE fines for agents that don't stay the whole time at the inspection.  Personally I don't know of any agents that have a big problem with this---they just set up shop in the kitchen and do whatever they would have been doing at the office or whatever.  I personally like it because not only does everyone's liability go down, they can often answer (or get answered) any questions that come up during the inspection---like getting permission to cut the painted-shut attic access hatch open.

I am with the commentor above. I either go to open the door or if the buyers are arriving at the end of the inspection I walk thru it with them. But I am not there for the inspection

I generally go to put in an appearance to my buyers when the inspector is there and then off I go.

Only time I ever stay at an inspection is if I have a buyer that is not able to go and then want me there.  Then I do it as a courtesy.

It sounds like this is regional...I attend every home inspection along with my buyer clients.  I haven't had an inspection once in 12 years where at least one of the buyers wasn't there along with myself.

I attend home inspections for/with my buyers. I bring my laptop and cell phone with me. I am not able to show homes, but can do just about anything else I would normally be doing during that time period. I think it is important to be there in case the inspector has questions. My buyers appreciate my being there (with or without them). For my listings, I don't require the selling agent to be there as that is his or her choice. Additionally I don't attend home inspections on my listings so the home inspector and buyers can feel more comfortable.
