If you didn't catch the conclusion of GMA's "Sell Your House In a Week Challenge"... well it was NOT a happy ending. Real estate expert Barbara Corcoran gave it her all to prepare and market the NJ house and get it sold in 1 week. And while they had 80 people tour with 3 serious buyers at yesterday's open house, they just could not seal the deal.

WHAT LEASONS DID BARBARA LEARN and want to share about selling in the current market? 

#1 MOST IMPORTANT THING: "STAGING is not optional it is ESSENTIAL!"

#2 Price is King

#3 There are no "Hollywood Endings" in a buyer's market.

This does NOT mean the home will still not sell quickly.  It just didn't sell in 1 week. Which would have made for GREAT TV.

But considering that one property had MORE exposure than any other in the market... this more than proves this is a buyer's market.

Sellers must do everything they can to make the house appealing... becasue if they don't, the buyer can and WILL easily just go to the next MORE appealing house and buy it.

I was hopeful when she got so many people through the home, but not really surprised at the results. It's exactly what's happening all over the country right now.

Price driven market, yes, but if it's not in tip top shape the buyer still is moving on!  They know there are plenty of fish in the sea right now and they're looking for the right combination of price, condition, and staging.

Answer to Sheri Ann: I'm *way* busier in a buyer's market. Real estate professionals must now think outside the box. (STAGING and) virtual tours become more important. Spruce it up, get it on the internet. Homeowners want to see that marketing.

Thank you.  I think that the Shelby Twp. person would be the closest... but its still kinda a hike. 

I have the names of 4 people here in my area.  I'm not nuts about any of them.  I do some of it on my own.  I have "moving furniture".  Nowhere near as good as what my pal Craig is doing... but it works.  I also have had my decorator stage a listing of mine.  I allowed her to advertise there.  She was happy to do so.  It was a $1.1 million listing.  It made business sense for her.

I still would love Craig to have Craig here.  It's simply selfish!

Thanks for the article posting - it is certainly a combination of many factors.   However I think once a buyer makes an emotional connection to a home the price is no longer their top concern.   Making  it be "their home " is!  Here in the US we live in times where consumers often buy to fulfill an emotional need.  People also like a move in ready look where they won't have to invest more time and money.
