Still think good pictures are "good enough?' Think again. Which home "passes the eyeball test," and its "first interview?" You be the judge.

 

 

 

Of the 85% of buyers online, what percent in this home's demographic would be impressed by the Befores? Think the Afters would have a better chance in enticing a Buyer to ask for a showing? Again, you be the judge.

Photographs matter, more than ever. Bad photos or mediocre ones reflect poorly on you as an Agent. Sellers who see Agents offering high quality photographs are more likely to list their homes with them. More and more home sellers are well aware of the impact the Internet has in marketing properties for sale. Agents who demonstrate their understanding of this will gain greater market share of high quality listings, and improve their bottom line.

The Before images are actual pictures taken by the listing Agent before they contacted me to re-do the home for them.

Andrew - No truer words have been spoken. The quality of the photos DO matter and will make or break a house from getting on the short list. Your photos are a great example of just how big an impact photos can have for a home.

Clearly there is a huge difference in the comparisons.  The "before" pictures appear to have been taken without the benefit of a wide angle lens.  Little else matters if you don't start witht the right equipment.

Striking difference in the appeal of the home. It is one area that I really try to educate the agents that I work with to make a change in the way that they photograph their listings. No two ways about it, buyers see so much on TV, online and in magazines that it is in your best interest to present your property in the way you have outlined here to get their attention.

Richard: Equipment can make a difference, but also the skill of the operator is just as, if not more important too.  Just because you give someone Tiger Woods' golf clubs does not mean they will go out and win the Masters.  By the way, I lived on Maui for 15 years, what island are you on?

Michelle: As I try to convey to all the Home Stagers on Activerain, the first gatekeeper of your work as a professional are the photographs.  Why bother going through all the trouble of staging the home, only to have mediocre to bad photographs put online which will attract very few people.  If you are going to make an impact, make an IMPACT!  WOW them right from the get-go, then when the Buyer goes to the showing, they will be WOWED again seeing the staging in-person.  If you can't get them to the house, what good is the staging t9o begin with?

Excellent shots! And doing a comparison pretty much says it all. Now... if people would just drop them into a high-end tour, the home would sell even faster!  lol-lol

Margaret:  I have the answer, but I don't want too upset many people with it.  =P  Funny, Real Estate is one of the few visual professions that DOESN'T use professional photography to show their product.  McDonald's and all other fast food chains spend THOUSANDS of dollars on something that costs maybe $0.50 - $0.80.  Of course, they sell MILLIONS around the world.

Great after pictures...and a great example of what good lenses, lighting and some experience is shooting pics gives us....I invested in the equipment but it often takes me awhile to get the lighting and angles the way I want them.

It doesnt matter how many shots you take, what matters is how you take the shots. 

The times are changing, more and more people look at things online before going in person. I myself will look at stores online first before even setting foot in the actual store. If they dont have what I want for the price I'm willing to pay i'm not goign to waste my time and energy to go there. The same goes with real estate now, because of technology less and less people are doing the drive around town to find homes for sale and more and more are doing everything online.

We are at a turning point here as high-speed internet becomes more and more common, everybody wants more faster and in less time than it used to take. while newspapers may not be going away, casual reading material about day to day news is on the rise and its slowly pushing away the 'longer reads'because nobody has the time anymore. we are bombarded with so much information on a daily basis that we dont have the time to look at all of it.

Now with real estate its heading in that same direction. while years ago all we had were a few photos of a property and then we'd go on over to see a few open houses. We can now view virtual tours that put us in the center of the room giving us a full view of room as if we were actually there. 

Its time to upgrade again. We need more people to accomplish small tasks to get the job done faster because nobody has the time to wait anymore.
