As the day draws ever closer to the end of The American Recovery and Reinvestment Act of 2009, we know it better as the First-Time Home Buyer Tax Credit, will we REALTORS® be getting more phone calls about buying a home?  Sitting in the office yesterday morning the phone rings and on the other end of the line was a buyer wanting to see a home.  It was not out of an absolute need, NO; it was out of a desire not to miss out on the $8,000 tax credit.  So I will be showing this pre-appr0ved couple homes this evening.  What about you?

There is one thing that we know for certain and that is this program is scheduled to end at the stroke of midnight on November 30, 2009.  And if you are going to purchase a home and take advantage of this tax credit you need to begin to take action, just like the young couple above, and have a contract on your new home and scheduled to close on or before November 30, 2009.

We are not receiving the volume of first time buyer calls that were expected. Too many are on the sidelines. It is interesting to note that many prospects are not yet familiar with the details of the available tax credit.

We've already seen the results of this credit here in middle Tennessee. I also expect it to pick up as the time gets closer to the end. Everyone seems to always wait until the last minute.

That is the side that most folks don't think of.  I have heard some agents say they think that the title companies will be staying open later as the time draws to a close.  I don't think so.

This is the perfect opportunity to decide upon a farm area, preferrably apartment buildings, and send out postcards and other literature to express the urgency of acting NOW so that they don't miss out.  A targeted marketing campaign specifically to educate the public on the advantages and uses of the tax credit will go a looooooooong way in boosting your number of first-time buyers!

I feel we all may see many more procrastinators at the last minute. But some may be gambling that the government is going to extend or even improve the tax credit. No guarantees people, you snooze ya lose!

Don - A majority of the inventory in my area are short sales, so I'm sure a lot buyer's will be missing the boat thinking they can find the perfect property at the last minute and close by November.

We don't get too many of these calls here because it is a retirement community. However, I did sell a home to a buyer that qualified for the tax credit a few months ago. Needless to say, she was elated learning of her entitlement. I too believe the deadline will be extended. Will have to wait and see.

Hello Don,

We have a lot of buyer's that are interested in all of the short sale and foreclosure homes that have innodated our market here in Florida.  Now we have a program in my area the Neighborhood Stabilization program that assist the buyers with foreclosures that are severly torn up or in bad shape and won't pass the typical inspections.  Some of our buyer's are still on the fence too I have noticed.

I thought that the timer was something that stressed the importance of buyers moving just a little bit faster because time is short and getting shorter.

BTW, could this be the question, "I keep thinking 2 lines of thought, as I watch the AR numbers increase so rapidly. 1. This isn't really a questions because it's obvious. Many people in the real estate industry just watched as more and more business was going to the bloggers who put their efforts into building their business with Web 2.0, and they finally jumped on the band wagon, not really knowing what to do, except follow. (I don't feel sorry for them) and 2. This one is a question. How many of them will really put forth the effort that's required, once they realize how many hours we put into blogging for our business, and along those same lines, how long will they stick with it?"

The deadline is certainly approaching fast and if they want to get that tax credit they do need tto act fast. For those hoping they will extend the credit, it certainly isn't looking like that is going to happen.
