A: When a property inspection reveals defects, buyers typically request that the seller repair them within a certain deadline. As a seller you have several options: agree to make all the repairs, agree to make some but not all, refuse to make any repairs, or ask the buyer to share some of the cost of the repairs. Ask yourself, are the buyer's demands reasonable? If you were the buyer, would you want those repairs made? It is okay to negotiate.

However, keep in mind that once you become aware of a problem, you are required to disclose it to other prospective buyers should the transaction fall through and you place the house back on the market. Therefore, unless a buyer's request is unreasonable, it is advisable to try to find common ground with them.

I truly believe that a home that is preinspected by the seller will help solve most of the problems that arise from a buyers inspection.  JMHO

As a buyer...why would I even want to consider fixing the problems? Becouse I am very handy and can do the work and I am a nice guy and like people to run over me. There is a house in my neighborhood that has been on the market for over 2 1/2 years with 4 or 5 different Realtors. One of which I know and he told me the guy refuses to fix anything and still wants full price. So, If I was a Realtor...why woud I want to be the listing agent? Because I am gullable or think maybe I'll get lucky, or am I so desperate that I would list anything, pay for the advertising, and alot of time and money. Am I not getting it or just a little slow?
