As one of the owners of Vancouver's highly successful Sutton Franchises, Vic Jang has some industry experience when it comes to Real Estate Marketing.

Listen to what he had to say when asked, how is real estate marketing changing and where do you see it going in the future.

It made me laugh that just a day after this, I had our knuckles wrapped for non compliance when our community sites were perceived as not being a real estate marketing site. Go Figure.

Thank you Vic, for taking the time to speak with us that day, it was a nice chat.

Let me know in the comments if you liked this, we shot a lot more footage and I'm happy to cut out some more nuggets if you're interested, send a reply and let me know.

I actually listened to the entire video, which I rarely do.  I'm not fond of noise coming out of my computer, but I was curious and turned my speakers on for a few minutes.  Glad I did.

While it's possible that I liked what I heard and that could be explained as "preaching to the choir", I completely agree with the premise.

IMO, personal promotion for agents was obsolete by about 2000 when the number of consumers searching the Interent for real estate info reached the over 50% levals.

Very nice.  Sad that few will get the message because it's in video.  I'm not yet persuaded of the value of video promotion.

Far, far, far too consuming of the reader's time.

That said, I am embarking on an adventure of community videos, an idea that has been germinating for about a year and would also have been accomplished, IF I could get a handle on the videography and editing, etc.  Just too time consuming.

Hi Vic, Interesting content.  I would just shorten it up just a little. People on the internet have the patience of a humming bird!

Thanks for your comments Lenn,

I shot this with a basic digital camera (hand held as you can tell) and I trimmed it for free in picasa

While not all are visual learners, video is a very powerful medium that speaks to more and more people.

I'm glad you took the time to watch, thank you.

I agree that agents have only one chance to compete out there in the Internet with the big boys. .it is to develop a niche and pound it everyday. . .otherwise they will be plastered

Thanks for the post.  You might want to be more concise, it's a bit too long.

Riel - Great video !  I agree about his opinions regarding the consumer and how important it is for our real estate sites to provide the consumer what they want !

I think he's right on.  The only thing I mail are hand written notes to previous buyers and sellers.  I get tremendous response back from this.  I think I'll write a blog about it.  Thanks!

Riel... Nice post... I tried to avoid concentrating on me and my partner on our website, but after watching this, I'm going to tweak things even a bit more and lean even stronger toward viewer benefits.  There are very few if any site visitors who have ever come to our site to simply find out about us.

Yes, I would think this would be a great series. I have two custom sites launching, and I am using some Google adword campaigns. Everything has to have benefit, benefit, benefit. It also has to be about community, not insititution. I would add, don't waste important space with your mug shot. I do think however, mailers have a place still if it is targeted. We get short sale clients from mailing default mortgage people, but we also get them from a long tail Google search criteria.

I only do a few mailers a year and the majority of my marketing is done via social networking and email.

Riel,

I totally agree that the consumer is not interested in the Realtor it's a case of what can you do for me as a consumer.  I also think Marcia was spot on with her humming bird comment.

Thanks for the post. I find the most effective form of marketing is to my database. Whether it's email, mail, or in-person, it's permission based and works. Thanks again!

Riel,

Vic makes a good point that people aren't on your site for the agent but for the content. I am a big fan of trying to work with technology but also having a presence in the community. I would like to think that by working both sides of the coin, my referral sources will be mixed, not just dependent on one or the other. Good Post.

Excellent points - provide the consumer what they want and don't just tout your certifications on your agent web site.

Riel, I agree that the Internet is a central focus for all things informational. Not that you can't land a big fish prospect in other ways, but the Internet search is so easy. The web presence, site or blog, gives you a clue who the person is.

I would agree that mailing is a dead technique....I think that it has been dead for longer than that though.

OH yeah the rah rah it's all about me has been gone quite awhile now. It's almost humorous when I run across agents still marketing this way.

I like his view point and think he's right on target.

These day's it's all about the CONSUMER and not how great the agent is. Or at least it should be. This year I removed my photo from my cards.
