This is the referral from one of my previous client.  This is a standard sale with the house that has no upgrades.  The owner of this property passed away and their 5 adult children want to sell the house and split the money among them.  They interviewed me 2 times for 2 hours each with different members of the family. Took them 1 whole month to wait for another member from out of state. They asked all kind of questions like what should they do with the wall papers, whole on the hard wood floor, kitchen is outdated with the faucet of the 1953, what color paint on front  of the house (purple)...They worte down what I advised them things to do in order to make the first impression in the eyes of the buyers with a limited budget to spend.  I even explained to them the process of the selling from A to Z.  I was thinking that I will have the listing for sure because they showed appreciated and thanked me for my helping.  They said will let me know by 2 days.  When the time come, I cannot wait and called in order to find out that they listed with another agent and using all my ideas to fixed up the place.  She listed the house $30,000 more than my suggested listing price and commisssion is 1% less than mine.  I  asked the seller when the house is available on the MLS because I want to show to my clients. He said on Friday, but the agent hold the house off the MLS for 3 weeks, then on MLS for 3 weeks, then the priced was reduced at the price that I suggested.  I lost that one listing but gain 2 new lists a few weeks after.

Joanne, It's too bad about losing the listing. But I have had several where the whole family has to decide everything and if it is bad in the listing phase --- it really gets terrible in the negotiations and trying to close a transaction. Maybe you are lucky not to have to put up with them. I am glad you got some new listings soon after. I just noticed that this is your first post. Congratulations.
