We've had a run on since we got a price for this old house.  It was built in 1911 which makes it almost 100 years old!!  It's a foreclosure and I put the sign out and the interest started.

I had about 5 people to call when I got a price.  Those people always sound so eager to buy and when you call back they are either not available, don't reply to your message or have a response like this, "Boy, theys sure proud of that house ain't they?"

So here's your example of the popular style of house in the early 1900's.  They loved porches.  Windows were huge and doors were everywhere.  This house had about 8 doors to be rekeyed.   Those doors and windows could be thrown open for ventilation.  Look how much the front looks like the back!

It could be a charmer.  It has central heat and air, modern kitchen and two baths!  It's in Kensett Arkansas on the street named after Wilbur Mills.  Send me a history-loving buyer!!

I got drawn in by the title, saying "Built in 1911, so says the courthouse records. $40,000 house in Kensett AR". It's so interesting how we have to build in footnotes to validate data points about our listings!

I can just imagine this place all cleaned and painted.  IT could be a real doll house, what a price for an starter home for someone with vision.  Goodluck with it.

HI-Barbara-The older homes hold a lot of charm and for that price you could do a lot to it and still be way ahead. Best of luck on a sale.

what a cute little house.   But oh, my... $40,000??  That's not a house, that's a down-payment.

Barbara, that house has a very interesting combination of hips and gables---I wonder if it has seen some changes in its 100 years.

Two bathrooms? Probably neither original to the house, right? Is that THE Wilbur Mills who made a run for president in early 70's? Of course, you know I love the porch. Kate

Godmother Barbara,

Based on the celery that Mr Charles is promising me, to work as a consultant in his firm, that is probably in my price range. Would there be room for cousin Wheatloaf too and are there bars there where he might get a singing gig?

Nutsy

Sheila, thanks.  I'm glad you like it.

Vickie, we do use "assumed", "reported," "according to", etc. a lot and it is for our own protection.

Gail, I'm about to go show it again.

Pat, thanks.

Alan, I like that comment!

Charles, lots of changes and probably the two baths would be the major ones.  Plus the kitchen.  But it still has the old doors and door frames, etc.

Kate, it is named for Wilbur Mills who grew up in Kensett.

Nutsy, no bars.  But it would be fun for you and Wheatloaf to play on the railroad tracks!

Barbara, that is such a neat looking house and the price seems very low. May I ask how many bedrooms and the size of the lot?

Suesan, why are you asking such hard questions?  You remember that a bedroom is supposed to have a closet?  So old houses didn't have closets.  I believe I'd have to almost say that there are no bedrooms.  However the house has possibly 7 rooms but perhaps the one that has the bathroom is not a room??  I guess if you really pressure me, I'd say it PROBABLY has 3 bedrooms.  Lot sizes are not a matter of court house records so I don't know the size but it appears large.

I like  the restoration  of the older homes.  They usually have better quality of materials in them.
