Your home has not sold.  Your listing expired without a single interested buyer.    

 

I'm Sorry Your Home Did Not Sell

Your plans to move are on hold.  You are frustrated, upset and perhaps a little mad. I'm sorry your home did not sell.

 

Maybe you think it was bad timing in the market.  Maybe it was the wrong time of the year.  Maybe there were too many homes for sale at the same time.

 

Maybe you feel your Realtor did not work hard enough.  After all, your Realtor never brought anyone to see your home the entire time they had it listed. We will explore that concept in our final installment.

When a home does not sell or get activity there is usually a reason or a series of reasons.  One of the above reasons may have contributed but more than likely there are other factors we need to uncover.

In this series of articles we are going to explore all the areas to focus on when offering your home for sale.  We will look at the factors that adversely affect the sale of a home and detract from its marketability.

The first thing to consider is that when you decide to market your home - IT IS NO LONGER YOUR HOME - IT IS A COMMODITY.  You have to remove your personal attachment.

When you decide to put a for sale sign on your car what would you do beforehand?  You'd clean and wax the car and steam clean the engine. Shine the wheels and tires, touch up scratches, and shampoo the upholstery and carpets.  You'd spiff it up so people would stop and look at it and be anxious to buy it. 

Over the next 6 installments we will share how we approach the process of discovering what impeded the sale of your home.  To succeed in isolating and removing the detractions you have to view your home through another pair of eyes.

As a Realtor part of what I do is help you identify and remove the barriers that hinder your home from selling.  I go through your home and note the items that could improve marketability.  I research your homes history on the market.  I sit down with you and give you my suggestions and observations.  Sometimes it's a simple fix - sometimes it's more complicated.

 I will share with you the way I see your home and tell you what I believe may turn buyers off.

What will you do to win?  If you entered a beauty contest and came in runner up - what would you do differently the next time to win the crown?  You might change your hair, your makeup or your wardrobe.  You might work with a coach to improve your posture and walk.  The next time you walk on the stage there would be a new you repackaged and ready to wow the crowd.

In this series of articles you may glean some new ideas.

 You will be ready to hit the market again with a fresh approach.
