This post is subtitled, "Get the Most Bang for Your Buck When Selling by Getting an Accurate Square Foot Measurement!"
Now that's a mouth full isn't it? If you're wondering what I"m talking about, stay with me. It might just help you to sell your home successfully.
Everybody knows that the size of a house is important when you're buying or selling your home. That's why we list the square footage size in the Multi List System. But sometimes the actual square footage of your home might not be accurate. This happens when rooms are added, such as attic or garage conversions. Anytime living space is added to an existing home, the county tax assessor is supposed to be notified. But, of course, that doesn't always happen.
So, if you're going to be selling your home and you know or think that you know that it is actually bigger than what the courthouse records indicate, get a square foot measurement by a licensed appraiser. A square foot measurement is exactly that. A measurement of what the actual square footage of the home actually is. Because it is done by a licensed appraiser, it counts as an appraisal measurement and can be used to market the home...at least in Oklahoma. Acurate square footage is important to sellers because you can't sell square footage that you do not have. And you do not have your entire square footage unless it is measured and/or recorded. This is important for buyers because you want to know exactly what the square footage is of the home. Never take someone's word for it. You could end up paying for space that doesn't really exist! This is why accurate square footage mesasurements are so important when selling your home.
Here's an example.
This is my attic. Obviously, it has not been converted in any way to usable living space. But if we were to convert the space, we'd have a huge addition to our home. We would want to be able to include this space if we were going to be selling our home, so we would get a square foot appraisal measurement from a licensed appraiser.
By the way, usable living space is space that is heated and cooled and that is used for everyday living activities.
One of the best things about getting a square foot appraisal measurement is that they are very affordable. Cost usually ranges between $50-$100.00.
