One of my peers did a tongue in cheek post about LOOKY LOO TOUR GUIDE RULES,
I have to admit it as pretty funny. I started to comment on her brilliance to find a way to create a form. (seriously just kidding, I like her idea and may create my own version to have signed). What I really like about her writing was the stereo-type many agents are thinking about 'buyers'.
I have to admit the ticket price for her tour seems a little low but in the spirit of giving the buyer what they pay for, it may be a good deal.
As a Disclaimer: I am not a tour guild, never have been, never will be. I have looked at properties with customers that weren't quite ready to buy. I have to say I enjoy doing so with the following rules* in place.

Lookie Lou, be on time and in a good mood (bring your checkbook). I will drop you like a hot potato(e) when I get any of the following: Calls or Requests from Clients, Friends, Family, Peers, Strangers, etc... Other than that I am all yours- let's go.
If/when we see something I like, I am selling it. It may be to you, it may be to someone else. (You might want to get your pre-qualification letter in hand just in case you want to make an offer) I have no problem calling other clients while you are in the house. I have been known to sell while you were 'thinking' about it.
That bit about me being a TAXI is so old school. You drive, I prefer clean vehicles anyway.
Lunch/Supper Meal is not optional- I pick the restaurant, you pay the bill, I'll leave the tip!
Addresses and Driving Directions are no charge if you pre-view on your own first. (You don't expect me to go look at a property that you won't even take the time to drive by, do you?
)
I love the Lookie Lou's of the real estate world. Be nice to me and you may just get to see first-hand how much fun it can be to say "just looking"
FYI--I never treat all my clients the same, my favorites get to bring me closing gifts when I give them the keys to the Dream Home.
