For those looking to realize their dream of lakefront living, right now there are more homes to choose from than anyone can ever remember.  As of today, 8/14/2009, there are  98 homes for sale, ranging in price from $193,500 to $7,500,000. 

$193,500 will get you a couple of float houses with 1000 sq. ft. on 14 acres in the Hidden Lake area of Harrison.  That property is only accessible by boat.

On the other end of the spectrum, $7,500,000 will get a well-heeled buyer a 6648 sq. ft. home on 15 acres in the Loffs Bay area on the west side of Coeur d'Alene Lake.  That property also has a 2000 sq. ft. guest house and an 1100 sq. ft. dock, with 510 feet of water frontage. 

A look at the stats shows that as of today, August 14, there are no Coeur d'Alene Lake waterfront homes with contracts pending, and there have been 7 closed sales in the past 12 months. 

The lowest priced Coeur d'Alene Lake waterfront home to sell was a 550 sq. ft. float house near Harrison on 0.82 acres with 90 ft. of water frontage, for $345,000.

On the upper end, a stunning 13,000 sq ft home on two acres just east of Sanders Beach, near the Coeur d'Alene Resort Golf Course, sold for $6,750,000. 

The high supply and low demand for waterfront properties in these uncertain economic times makes for some great opportunities.  Of the waterfront homes that sold, the listing to sales price ratio on the lowest priced sale was 86% and on the highest priced sale was 79%, with the average being 89%.  Average days on market for the homes sold ranged from 13 for the lowest priced home to 251 for the home priced highest, with an average of 133.
