     Real Estate Info by Lisa Hill, Daytona Beach Native, and REALTOR®. "THE SMART CHOICE!"

hand shakeThis is post #2 in my "Real Estate Professionals Working Together" series. My previous post, just a couple of days ago addressed REALTORS® and Mortgage Professionals Working Together. I decided to do this mini-series due to some comments I saw on other forums, by people who were NOT in the real estate industry. I found the comments to be very unfortunate, considering how far off base they were, based on my 15 years of experience.

Before I delve into the meat of this post, I want to provide the definition of a Closing Agent. A closing agent is someone who does not work for the real estate buyer, the real estate seller, the real estate agent, or the real estate lender. It's anyone who handles the actual "closing" of the real estate sale. The most common examples of closing agents in Volusia County Florida are Title Companies and Real Estate Attorneys.

The function of a closing agent is to do more than just provide a place to hold the actual "closing". The closing agent is involved in the process from beginning to end. They're in contact with both the listing and the selling agents, the mortgage holder, the buyer's lender, and they can even talk to the buyers and sellers. The closing agent plays a very pivotal role among everyone involved in a real estate sale. So it's imperative that there is good communication between REALTORS® and closing agents. In my own experience, this communication between REALTORS® and closing agents IS usually smooth and effective!

sign real estate documentsI'll wrap up this post by stating, "of course I have my favorite closing agents". But bear in mind that in order to provide a clear title, whatever closing agent you choose, is going to be bound and insured by Florida insurance laws. And as long as a clear title, with no clouds, liens, encroachments or any other such title problems, is ready by the closing date, the closing agent has done their job. Just be sure to ask your closing agent if there are any "exeptions to the title"! Most closing agents will not tell you is there is a problem in some of these areas. They just add an "exeption" to the policy, then go ahead and close. So make sure you ask!!

LISA- The title work is usually performed by Title Companies, or Real Estate Attorney's giving an"opinion of title" -closing agents handle the coordination of paperwork and notarization as well as explaining to the buyer/Seller what they are signing as well as an explaination of the HUD-1.

Florida Pines- Our brokerage has it's own title company, and my other favorite title company IS the "originator" so from my perspective, when I use a title company, it's all done by the same people.

Jeff- Closing agent is just another term for the title company or the real estate attorney who handles the closing. The majority of the time, our clients' choose title companies for their closings.
