Getting Your Home "Dressed to Sell" in Venice Florida is like getting all slicked up to attend a dinner party at the Yacht Club, well at least the neighbors!  Who would run off to a party in their work clothes? Yes, we have seen it done, but we certainly wouldn't send our home off to market looking like it had worked all day in the yard, would we?  Whether your home is worth $100,000, $500,000 or more its value is "no small potatoes" in your overall net worth, and it is enhanced by its appearance both inside and out on the For Sale market. In this 1st Part, of several to follow over the next 2 weeks, I'll help you do the major "dressings" in ways that are not too expensive, yet effective.

I come at this subject with a multitude of experiences from the selling side as a REALTOR (R) and from work in Residential Remodeling, Maintenance and Repair. Let's get started, with the most important of all...The "Appeal from the Curb" and MORE!


  • What a prospect sees from the "Curb" as they eyeball the property usually determines whether they take the next step, like call their Sales Agent for a showing, or drive on.  The neighborhood must look decent, too, but you can't do anything about that.  "Honey, it looks like they have taken good cared of the property, and the front yard looks sharp, doesn't it?"  "Let's drive around the block and peek from the back." "Let's call for a showing!" 
  • Now, what do you do when the view from the curb is unappealing or just plain dirty and uninteresting?  You head to the equipment rental store and get a Pressure Washer (P/W) or borrow one from your neighbor (it's a 'toy' the men buy these days!).  You will hook the P/W to a water hose and, under low pressure, apply a mild solution of Chlorine to the house walls, porch, walks and driveway. After a few minutes, you will use high pressure to strip away the mildew and dirt.  Of course, you may prefer to hire the cleaning done.
  • The two photos below are obvious as to which is "before" and which is "after"!  You will think that you have re-painted your home. When I do this job as a routine before starting a paint job, invariably the owner, teasingly, announces that they don't need a re-paint...take the paint back!
  • Yes, it is not uncommon for folks to get in a hurry to put their property on the market and "scare" away potential prospects in so doing!  This cleaning job, without roof involved, would probably cost about $200.  Was it worth it, Getting Your Home Dressed For Sale in Venice Florida?  You bet it was, and in Part 2 of this "Dressing" Series we will look Cleaning the rest of the exterior...Grime 102!

Curb appeal is so important as you said.  Also important is that 87 percent of today's savy buyers are now looking on the internet to find a home.  Internet photos of the home must stand out above the compitition!
