First Time buyers want more than a Realtor to show them homes.
Many first time buyer and buyers in general are more sophisticated than buyers only a few years back. The Internet had created a host of information sources to educate buyers.
Many First Time buyers still don't understand fully the "First Time Buyer" program. Many of they think they are going to get $8000.00 no matter what price home they purchase. They don't realize the credit is based on 10% or up to $8000.00. They also don't think of this as a credit. Something they will not get to use at close for closing costs.
Some lenders have extended programs as a second loan to cover the use of the $8000.00 but that is and advance with costs associated with a second loan. I haven't had one client do this yet.
First Time Buyers want to confirm information that they have already learned on the Internet and other sources...like the news. Most of the time they have many misconceptions concerning what the program is and how it functions.
I am working with a young couple right now that is really a joy to work. I have met the parents, the cats and will meet the in-laws this next week. Many times First Time Buyer representation becomes a family affair. The more the better!

The Internet can do marvelous thing providing inform but it still needs to have a professional interpret the information so people understand the features and benefits of programs and opportunities.
