One of the things that you have to be aware of when moving into your Mission Valley condo are the covenants, conditions, and restrictions, typically called the CC&R's. A covenant in its most general sense is a solemn promise to engage in, or to refrain from engaging in, a specific action. Covenants for your Mission Valley condo, for example, could preclude using certain building materials in renovating your condo, or prohibit certain tree species, The purpose of covenants is to maintain the character or the neighborhood and to prevent the improper use of the land. The purpose of these types of covenants is to prevent damage to the building and to preseve condominium values. Conditions and restrictions dictate what you can do on the property. For example, here are some of the conditions and restrictions that I'm familiar with at some of the condominium complexes in Mission Valley: The full list for any specific condominium complex can be quite extensive, and the CC&R's can be extremely involved, very legalistic, and have more pages than a congressional bill, so have your Realtor get you a copy as soon as possible so that you can read through them to make sure that you can live within them.

Her Realtor is new in the industry and rather than me taking time out from my inspection, I just set up my computer, pointed them to your blog, and let them read while I went off and did my thing.
Hey, Sally - Glad you found it useful. Covenants, Conditions, and Restrictions are not the easiest thing to understand, especially after one buys the condominium and moves in, only to find out that those beautiful turqoise curtains aren't allowed unless they have a white backing, or you can't wash your car in your own driveway, or park your motorcycle in your own driveway. Most people only worry about whether or not they can bring Fido or Zoey the Cool Cat, but there's so much more to condominium living than whether or not our fine, furry, four-legged friends can live with us.
