Now that you know how much you can afford to buy a home, the next step is:

Finding your dream house - Today buyers are tech savvy and start their search on the internet.  They start checking the web for what's available out there in their price range.  In this regard, you do not have to look elsewhere.  Just by visiting my website - www.rosalindamorgan.com will take you to a SEARCH HOME page where you can see all houses available in the Multiple Listing Service of Long Island. 

You have to know what town you want to live in. The old adage still applies - LOCATION, LOCATION, LOCATION.  There are several features you want to see while looking.  Condition of the house is important and can be found under the heading of Appearance.  Agents used several adjectives to describe the condition of home.  It ranges from good to diamond.  Good generally means handyman's special and diamond is mostly brand new. Agents sometimes divert from this description using pristine or move in.  There are times when you do not mind a little work to be done if you can get a bargain.  Although in Long Island, basically there is no such thing as a bargain.  The sellers want more money for their homes and the buyers are always looking for a bargain.  If the price is right and you really like the house, you don't mind a little work to be done.  Besides most buyers want to do some changes anyway after they move in to make the place their own and reflect their personality.  Most listings provide a whole set of picture with accompanying virtual tours.  I would recommend skipping listing with only one picture.  That says so much about the kind of agent you will be dealing with.  In this internet driven world, a "professional realtor" has to be tech savvy and provides plenty of information to customers and one of them is providing at least ten pictures with the listing.  If school is important, there is a place where you can find it.  Property tax is also available.     

No one can decide which listing you want to see except yourself.  Your real estate agent meaning me is one to help you find the right home.  Some buyers will buy any home as long as the price is right.  It is important to remember that if you only want to live there for few years, look at the resale angle for a quick turnover.  Now if you intend to live there for a long time, whether the house is a bargain or not, it does not really matter.  Buying a home is still the best investment in the long run.
