Getting your home ready for market – “Move-in Ready” is Key - Unless absolutely impossible, it is my preference to prepare my listings to be “move-in ready” BEFORE they go on the market.

Because our inventory of homes is high and Buyers have much from which to choose, YOUR home needs to have the WOW factor.Fresh paint helps sell homes!

When the Buyer walks through your door, they need to say, “I can LIVE here. In fact, I could move in TODAY!”

If they walk into a home with stained carpet, dirty walls and obnoxious paint colors, they’re going to turn around and walk out. It won’t matter if your home’s electric & plumbing is updated or that you have good insulation and low utility bills. Buying is an emotional decision, and if the Buyers can’t envision themselves living in your home, you will lose their interest.

The most inexpensive improvements you can make – from which you are sure to receive a return on your investment – are to the walls and flooring. Fresh paint is the least expensive improvement and new carpet is next in line.

Of course, you want to de-clutter also. If a Buyer sees your walk-in closet crammed with clothing, they will think that there is no possible way their clothes will fit. If they see your closets 50% full, they will delight in the amount of storage available.

I include a consultation with a home-stager in my listing services, because I believe it’s a great investment on my part. Staged homes sell almost 50% faster and for 6-9% higher than average. I would rather spend money on a home stager in trade for fewer days on market.New Carpet sells homes!

Yes, it’s more money out of pocket up front for the Seller, but having your home staged by a professional will likely speed up the selling process and net you more at the closing table.

The combination of home improvements, de-cluttering and home staging will help you avoid costly price reductions. If you can’t afford some of these expenses, ask your Realtor about vendors who may wait until closing to be paid.

Your home will sell if it is in top condition, priced correctly and marketed aggressively. Choose the Listing Realtor that understands this selling strategy.

Preparing your home for sale requires some sweat equity and a humble attitude – but your participation in getting your home ready for market is truly “priceless.”

Lori, very well stated and of course I could agree more! Most sellers I've dealt with are very enthusiastic and take well to the advice I've given them. It helps so much when the Realtor is on board with staging the home before those photos hit the Internet.

Cynthia - I have a listing right now that has been on the market two weeks. The home stager I use couldn't make it out there before I had a professional photographer take pictures. After stager's and two Realtor's feedback, we painted another room and I had to re-take photos. HUGE hassle to ammend the virtual tour and replace photos on web sites. I won't make that mistake again. But, what's funny is that once the Sellers SAW the photos, that's when they agreed that the purple room needed to be painted!

Lori, love this blog post.  When I published an article about today's buyers wanting "move-in ready" homes, I got pooh-poohs from local agents.  I guess that they think that our area is different but I don't think so.  It's so good to hear from an agent that does!

Hi Lori, Great post on getting a home market ready. So, much goes into selling a home.  However, it must be "show" ready BEFORE it goes on the market. otherwise it will just get lost in the sea of homes currently for sale.  Thanks for the reminder.

Ginger, feel free to re-blog. If you can't convince the Realtors in your area, perhaps you can speak directly to the Sellers.

Sandy - glad you agree. I think Realtors that don't require/encourage their Sellers to get their home in great condition are doing a dis-service to their clients!

Lori, I am finding that decluttering is what we are doing the most. The last time I moved and this was earlier in the year, Craig's List became my go to site. Not only did a declutter, I also made enough for a great vacation for Charlene and me.  Italy here we come! Total bonus.

This is very true.  A lot of sellers think that allowances will make a buyer forget about how bad the  home looks when they are seeing it.
