Commenting on the OC Register article dated Sunday August 16, 2009, “Luxury Homes Fall into Slump”

 

I agree with the writer’s point that the lower end of the market is hot now and the upper end homes in Laguna Beach, Newport Beach, Corona del Mar, and Dana Point are stagnant.  However there is a limited number of oceanfront, ocean view, and coastal homes. 

 

There is currently too much inventory of homes for sale along Orange County’s premier Riviera coast.  If sellers of luxury estates can wait, they should take their homes off the market until next year when activity picks up as it seasonally will in early spring.  But, if one does need to sell now, then price and marketing are of utmost importance.  Buyers need to know the house is available and that it is a good buy for them today.  The house needs to stand out above the rest by condition and price.  Buyers need to feel compelled to put in an offer today instead of waiting for the market to decline.  As always, money is made on the buy side and so timing is very important to today’s buyer.
