Buying a House in Dutchess County NY - Where will you work? - Part 2

When buying a home in Dutchess County a major consideration will be where will you work?  The Dutchess County Economic Development Corporation has provided data as to who are the largest employers.  Topping the list is IBM with about 11,590 employees according to data available in March 2009.  Besides IBM many of the jobs are found in government with the majority of these jobs in the Poughkeepsie area.   With large schooel districts and 3 well known colleges, Vassar, Marist, and Bard, many are employed in the field of education. HealthQuest (which operates Vassar hospital and Northern Dutchess hospital) along with Saint Francis hospital provides many health care jobs.

However, many choose to work elsewhere such as New York City and Westchester to the south, Connecticut to the east and Albany in the North.

There are many ways to commute to and from Dutchess County NY; highways such as, the Taconic Parkway, NY State Thruway and Interstates 84 and 90, Metro North and Amtrak  train services, as well as commuter van pools.  The reason why some choose to commute is because of a better paying job or the job they desire is found elsewhere

For some, it is possible to work at home a few days per week and then commute to the city the rest of the time; or stay in their city apartment for most of the week and then escape to their country home for Thursday through Sunday.

Then there are the self employed.  Some who have purchased a home in Dutchess  County open a shop or restaurant, run a farm or offer some sort of consulting services.  Because of its natural beauty and rich history Dutchess county it is a popular area for artists, painters and writers.

If you decide to commute you might want to consider what commuting distance you can live with.  Many who commute on a daily basis might decide to live more to the south to cut down on the commuting time.rail road crossing

As a former commuter I know there are many questions you will want to ask yourself

  • How will I commute- rail or road?  If by road would I want to carpool or vanpool
  • What is commuting like at different times of the year? For example, what steps should you take to prepare for winter driving?
  • How will it impact the family? How can I arrange to be present for important events?
  • What type of services will you need? Perhaps, someone to take care of the landscaping, your pets etc.

As you begin your search for a Dutchess County home let your Realtor know your needs and plans for work so he or she can assist you with helpful information about local resources.

Jennifer, I'm jealous of all your wonderful ways to get around.  Here we have cars only.  My husband has started commuting in to work with some other guys and that has helped with the gas bills.

This is an excellent post.  Commuting to work is one of the big factors many buyers have to weigh and consider when determining the best place to call home.

Jennifer it extremely important in my opinion for a community to either have a good employer base, or have easy access to one in order to grown and attract homebuyers.

Paddy - Where you will work it such an important issue.  People have made the move and then realize it wouldn;t work; that is why this is an issue that should be discussed.

Joan when this is not done, that dream house could become a nightmare.

George you are so right, a good transportation system is key to growth.

Karen It is certainly a key element.

Jennifer - I believe Dutchess County becomes more and more desirable as employers allow more and more of the workforce to telecommute.
