So hands down, the number one reason to use video online is to increase your SEO results.  But what about using video outside of the web?  Take your imagination to this place if you haven't already. I'm talking about engaging your client personally with video.  

Here's how:

1.) The Out of Town Client- What a personal touch to grab a camera and take a walk through a home for a buyer that may be out of town.  This is an excellent way to not only show the client you care about their search but also that you are tech savvy and up to par with today's technological standards.  It's one way to go above and beyond as an agent.

 

 

2.) The Inspection- We all know that inspections can be time consuming but are monumentally important. What if a client can't be on site for the whole inspection or even part of the inspection?  Or what if one member of the party can't be on site?  Offering to video the property inspection is another way to show you are a hands-on, top notch agent.

 

 

3.) The Preparation- We all know every seller out there doesn't know the best way to market their homes for sale.  So why not arm them with videos to show them what you would love to tell them?  OK, so one of these is going to be self-serving but it's a product I believe in whole-heartedly.  The Seller's Video Connector is an inexpensive, 10-video DVD that you can present to the seller to get their home ready for the market.  Video, used in this way, will set you apart from the competition and will ultimately make your job easier by selling your listings.

What a great little JVC cam that is! I have to rely on my FLIP, but it has been handy in doing video of walk-throughs & home inspections (even refrigerator installations) for out-of-town clients.

Love the idea of videoing the inspection. This is a great way to certify an inspection as well. It's not just all lip service.

Hi Tara,

We offer video production services and have considered getting into the video home inspection business; however, it seemed as if there was a certification process and that it also required expensive special infrared cameras for inspection videos.  Have you run into that?  I am curious to know your thoughts.

What a great tip.

 You are so right.  I took tons of photos for an out of state client & then I had to upload all of them to email.  What a time consumer.   Video is a great idea.   THEN we could not buy the house because of specific deed restrictions.  The listing agent misinformed me and I ordered the deed restrictions and learned AFTER I had driven 90 miles and taken all the photos & emailed that the listing agent was wrong.  Bummer,   live & learn.    I will video in the future / after I check the deed restrictions.

Question: In your trading area is it mandatory to get permission(s) in writing from the Seller, before using your video (for any purpose whatsoever)? and/or using your camera to take additional photos for out of town buyers? Some places have these rules in place, because some Sellers are terrified that someone is casing the property for a possible break-in. Your thoughts? Thank you Tara, good ideas for the use of our video, we also have the flip video and love it, you can actually hang it righ out of your neck and walk thru the house and simply look at it like if you were the one walking thru. I did not think of the home inspection, but it is a good idea. Thanks Antonio

John and Janis- Glad you like the idea of the home inspection.  You can also carry this thought on to local attractions (schools, pools, YMCA, shopping malls, etc) for out of town clients.  Just a great added touch!

Faye- Ugh!!  You are so right...live and learn :-) 

Bev- The video should be on the premise that you are observing the inspection, not officially recording it in the legal sense.  Plus, the written inspection is the official report that the potential buyer should be going off of. If everyone is on the same page, including the client, there should be no problem.  But when in doubt, get it in writing.

Carolyn- Again, when in doubt, get everything in writing.  We work off of service agreements and most times the seller is present for our video shoot. We have shot many multi-million dollar properties (even some celebrity homes) and have never had a seller worried about casing.  Video is actually less intrusive than strangers walking through your home for a showing.

I'm not convinced at all about the inspection and videotaping it.  I'm wondering about this advice.  I know you do tours, do you have a real estate license.  I'm fairly new and it just feels like red flags are going up.  I'd like the opinion of any experienced agents here on AR.

Bottom line, as with all advice, whether it's given in this forum here on Active Rain or anywhere else in life, if you don't feel comfortable with it, don't do it.

That really is a good idea for the home inspection. Even if the buyer just wants to also send it to dad or a contractor for opinions or repair pricing. Thanks for that tip. I'm gonna start using that.

Hi Tara, Very cool ideas and extremely beneficial to the "out of town" clients... I think that would be especially useful in giving your potential client an idea of what your neigbors/neighbohood looks like... There's nothing worse than buying a home that's right next to "that neighbor"... ya know... the one that they call the city on because he never mows his/her lawn!!!! UGH!!!... One thing that i've been introduced to and am looking into it more is the use of "green screen" video and bringing myself "to life" for clients viewing my website. I'm in the midst of revamping it right now and will give you the link when it's complete for you to check out... Thanks for all the great info!!!! craig
