In Athens -Clarke County, GA, for the week ending Aug 16, 2009 the real estate market looks like this:

There are 1626 active listings of which 1346 are residential, 20 are farm and land. This is a decrease of 51 listings from the previous reporting.

There are 143 listings under contract. This number is down 19 from the previous period.

There have been 19 closed sales duiring the period of Aug 10- Aug 16, 2009, 16 of which were residential. This is 3 fewer closed transactions than the previous period.

Mike - Is Georgia experiencing a declining market in values? Tucson is suffering quite a bit these days. Appraisals are very tough and foreclosures are growing.

Jane - the answer to that is yes, however, the amount of decline is dependant upon where in the state you are talking about. Here it is not as bad as in many areas.

Mike, I like the way that you have done this market report.. It's so easy to read and understand.. If I was a customer in your area, this would help me know how the market is doing. It looks like the 19 that were under contract have now closed but listings are still down by 51 from the previous report. Do you think this is just people that have taken their property off the market and decided to wait?

Judi - thanks, I think the drop is a result of closings, expired listings and fewer sellers testing the market right now, which bodes well for getting the inventory down.
