Ten Mistakes to avoid when searching for your Colorado Mountain property- Part One

1. Decide to find the property first, then figure out the details such as financing and building costs

If you need to finance the purchase, check with your lender first, or call your agent for a few names of lenders to talk to. Have a basic understanding of construction costs, if you are planning to build. Know how much you are willing to invest both in the construction and land.  Taking these steps first, will help you know how much land you want/need/can afford and you will be better prepared to make a decision when you find the right property.

Have an idea about what you are looking for, make a list of the features you would like to have.  The listings you pulled from the Internet, based solely on price, might not fit the list of the features you want.  Convey those items to your agent so they can help you pare down the choices and the amount of time spent searching for your dream home building site, or the perfect camping spot.

2. Choose to go it alone.  

It's OK if you want to drive through the areas alone, good for you and your pioneer spirit! 

There are a few problems with this.  One: you must get out of the car and get on the land to really see its potential, being accompanied by an agent gives you permission to do this. Two: your agent can answer many of the questions that pop into your mind as you walk on the land.  Three: consulting with an agent beforehand (item 1) may save you a lot of time and gasoline.

3. Leave your reading glasses at home.

When I wore reading glasses, I used to always forget them at home.  I could drive fine without them, but after arriving at the restaurant I couldn't see the menu! 

You might want to bring your reading glasses with you so that you can see the maps and measurements and distances.  Oh, and if you write an offer, you need to be able to read that too!  :-)

I can't read anything without them and if I drive without my reg glasses everything is blurry. I have gotten behind in commenting but I want to say CONGRATS on your 1960's post. Great job.
