Debbie, this point cannot be stated enough. I cannot stand when agents take an outside picture of the house and that is it. They are obviously THERE! Get out of your car and go inside to take a few more.

Debbie:  I cringe when I see a listing with only one or two photos. There is no excuse for this and it does not serve the seller.  You are right about the fact the this can cause a buyer to skip over the property.  When I see this kind of listing it makes me wonder why there aren't more pictures, thinking that, perhaps, the home is ugly inside.  Nice post.

Even on the junker REO listings, I make sure to take at least 5-6 photos.  People want to see the photos even on the ugly houses.  The Real Biz 360 virtual tours allow you to create really inexpensive simple virtual tours on these fixer-uppers.  For the nicer homes a professional virtual tour is the way to go.  Everybody loves those.

Hello Debbie, you are so right when it comes to taking good photos, and using them to highlight the features of the home.  Your client's home will invariably have more Internet views, and perhaps fewer showings but better quality showings.  John

I agree that pictures are the first showing of a house.  If the pics dont look good the house won't look good and the opportunity for a buyer to want to see the house in person is gone.

How is it that there still seem to be so many realtors that don't get the importance of good pictures? Way to go, Debbie! Educated sellers are more likely to choose realtors who will actually help them sell their home through posting good pictures.

Hi Debbie:  You are absolutely correct.  Photos are important to enhance your listing; good photos are even more important.  Take the time to make sure you're getting some good shots of the home and select photos that best represent your listing.  I try to get a minimum of 15 photos in MLS and in order to do that I'll often take 50 or more shots.
