Everyone has their own style of showing a home.  I developed mine over time and have definitely scaled back in the verbiage while walking through the house.

I think that there's nothing more annoying than constant background chatter pointing out the obvious.  The customer can SEE this is an eat in kitchen.  They SEE the hardwood floors.  Why do I have to keep yapping on?  Well I don't... so I don't! 

I've learned to point out the 'UNOBVIOUS'.  Thanks to following around home inspectors and asking TONS of questions, I've been able to detect features and defects that might not be discernable immediately to the customer.  Once I impart the benefit of my experience, the customer is thrilled...either to learn something positive about a home or decline on moving forward on a home.  No, I'm NOT an inspector, and I make that clear but I have been through a lot more inspections than my customers and have learned from each one!  Why not impart that knowledge and raise my value to the customer?

Well said and no pun intended.  True, everyone has there on style but when you're talking, it's much more difficult to "listen".  Good post!

Smart agent.  You don't have to point out that the kitchen is an eat-in, but you can surely point out if the kitchen is missing a dishwasher, or disposer, or that the self cleaning oven is filthy.  If the oven is filthy, the furnace filter probably is too.

YOu sould like a good buyer's agent.

I pretty much approach the showing the same way. I open the door, am available to answer questions and point out any "not readily observable" features, etc. Being available to answer the buyer's questions is the most important thing once they look.

Nicely done! I hear many agents making the home to be the best on the market. I know agents are suppose to do that to some extent, but buyers are more savvy and can see through that. Pointing out things that usually only come by experience, score more points with consumers.

I love it when I train new agents.  I let them go thru a home, with me as their buyer, and let them show the home.   And here is the kitchen, and here is the living room.  My turn - and here is the newbie realtor!  LOL  Thanks for posting.

My showing techniques are like yours.  Sometimes I will offer a choice of allowing the buyer to walk thru and they can ask me any questions they have or I can show them through the home.  I generally do this with first time buyers.

Good question.  I alter my showing approach with each buyer, depending on their savy level.  I mostly like to take a more casual approach because like you said... most features and rooms are obvious and you don't want to seem demeaning.  I like to use the opportunity to point out the positive features and how they can work for the buyer... elaborating on "the possibilities."  My college roommate used to tease me about that way back when.  She said I walked into our on-campus apartment talking about "oh, the possibilities."  :)   So I guess the selling seed was blooming a long time ago.  :)

I will second that...to say this is the kitchen, this is the den . I do basically what you do.....they will ultimately make the decision
