Whether you are a renter or a landlord, listen up:

Tenants should ALWAYS carry "renters insurance" to cover them for loss or damage to their personal belongs.   I make it mandatory in my lease agreements with tenants.  I further suggest making a written list or taking pictures or a video of all personal property.   Include brands, model #'s, Serial #'s, date purchased, etc. 

The property owner's insurance covers the building, not the tenants personal possessions.  The tenant needs to carry their own separate policy to assure they will be reimbursed for any loss.

More than just great rates
This is great advice, for the price of renters insurance it's well worth the payment. The cost to replace your items would far exceed the cost of the insurance if something were to happen to your renatl.

Good advice.  We do a similar thing with our leases.  It can be a massive pain when a tenant's belongings are stolen and they looking for someone to blame!!

Leo... Yes the cost is really minimal.  I think many renters are totally clueless about insurance and appreciate being advised.

Jonathan... Yep, people are always looking for someone (besides themselves) to blame.
