I got a call this week from a do it yourself landlord.  She wanted to know what she could do about a recently moved out tenant that wrecked the central air conditioner.  Seems the tenant's pet used the condensor to relieve itself.

I told her to get two bids and then prorate out the life expectancy of the unit.  Charge the tenant for their share of the life. Or, if it is just a repair, charge them for the whole repair cost. 

Seems simple enough until the tenant complains that they did not do  it.

This is a sad story. I hope the Landlord can get reimbursed for the repairs.

This story smells really bad!!!  I would make the tenant pay because it was their dog.

Heck no - I'd tell her to GIVE that smelly AC unit to the tenant, for they had it coming!  (Of course the past tenant would have to pay for a replacement!)  My answer is not the most practical - but if the place reeks of pet urine, WHO'D want to rent behind that??  Those scents are for life... do have something to get rid of the odor?

My next question would be......do they have a small child?   I've used ServiceMaster for properties with HEAVY ethnic cooking, smoke and pet odors.....I've have suggested them prior to replacing the AC unit and use their invoice as proof if the AC continued to have an odor....

Fortunately, I have few DYI client/landlords and when they learn they must do items and that there is a timeline getting residents moved-in, they usually opt out and allow my service personnel to do the work
