Cash Out Refinancing on List Properties

As the market is slowing down I am seeing more and more refinances on listed properties.  Lenders are also tightening up on their guidelines with respect to this situtation.  Realtors, if you are going to list a property and you believe it will take some time to sell ask your clients if they want to cashout their home prior to putting it on the market.  The client will love you for this advice due to the fact they will have several options to choose from when doing the refinance.

Steve, excellent advice.

It was only last week that I received a flyer from one of my regular lenders stating that they would now refinance a property that had been listed in the last 6 months. Just so long as it's not listed NOW.

2 weeks ago I could not do the deal unless I wanted to look at subprime financing.
