Northwest MS Foreclosure Market Report - August 2009

I have been charting the foreclosure market in Northwest MS for a number of years now and keep up with the numbers on a weekly basis. The week ending Friday, August 21, 2009 saw 19 new foreclosures hitting the market. That same week, there were only 6 price reductions of foreclosures already on the market and 11 foreclosures went under contract.
Here is a chart that shows the Northwest MS foreclosure activity since January of 2009. The blue line represents the new foreclosures added each week and the red line represents the foreclosures that went under contract that week:

Currently, the foreclosure market makes up about 7% of ALL active residential listings in Northwest MS. However, the foreclosure market makes up about 24.5% of all SOLD residential properties in the same area.
Here is a chart showing the breakdown of foreclosures by community:

Olive Branch MS has the highest number of foreclosures at 38.
