Great points. One thing often overlooked in the housing discussion is that even if home prices decline another 5-10% over the next 12 months, interest rates will be at least 1% higher. This will lead to your payment being the same or hihger as it would be now. If you are in the home for at least 5-7 years, as you pointed out, you will come out ahead.
