As of today, there are 206 foreclosures in Naples, Florida listed for sale on MLS.  At the start of the year, there were over 500!  For any buyers who are waiting to pick up foreclosure properties in Naples, now may be the best time to do so.  

Why are there so many less foreclosures?  The first reason is because the lower end inventory is being absorbed rapidly. I see many foreclosures getting 2,3 and even 4 offers on them the first week they come on the market.  If the bank prices them right, they will sell - quickly.  

The second reason is because we are seeing more and more short sales go through.  As of today, there are 1339 short sales available for sale in Naples, 828 Active with contract, 200 pending sale and 346 have closed for the year.  In 2008, MLS shows only 130 closed short sales for the entire year!  This is a significant increase in sales, which could indicate an improvement in the market.
