Buying a Vacation home next to Disney? Here is what you need to know

Kissimmee rea estate vacation homeHave you ever thought about buying a vacation home next to Disney?  If you have then here are a few things you have to know and do:

  • Is it going to be a second home or a vacation home used for short term rental? You are buying a second home if you only want it for your family and friends (very good friends) to use.  You are buying a vacation home for short term rental if you, well, use it for rentals.  Why is this important you ask?

  • If you are buying a second home and know for a fact that you will not rent it at all, then you can buy your second home anywhere you want, the only restriction would be personal taste and budget.

  • If you want to try to make up for some of the expenses related to owning a home, like HOA's fees, mowing the lawn, utility bills, pool maintenance, mortgage and taxes, and decided to have others enjoy it while you are not there (by paying you, of course), then you want to make sure that the home is zoned for short term rentals.

  • Very important: who is going to manage the property YOU or a Management company.  Even if you are not renting your vacation home or you are not there enjoying it the lawn keeps growing, the pool still needs maintenance, and the bills paying.  Other than the pool and the lawn most things you can probably do yourself as long as you visit often to keep an eye on your home and make sure that everything is running and working.

  • Now, if you are going the short term rental route then you will need a management company to do the upkeep of the property for you, especially because you will need someone local to take care of your guests (renters) while they are staying in your home, like check them in, answer their questions, make repairs as needed, and be there in case of emergencies.  You also have to decide if you are going to promote and rent it yourself, use the management company services or a combination of both.

  • Short term rentals can be found in Kissimmee, Davenport, Clermont and Orlando.

How do you determine if the area is suitable for short term rentals?  Ask your Real Estate Agent.  It is important to work with an experienced real estate agent that can guide you and make this a smooth transaction for you.
