This is one of those times when I wish I have an assistant who can do all of these things....shoot pictures, create video tour, post on various websites. It's late at night, and while I'm watching TV, I'm posting this on as many sites as I can.


What I am happy about, is that I know how to do these things. And at a time when budget constraints are necessary, I know that I can continue to serve my clients and not sacrifice or give up any of the services I provide.


In the meantime, I am just happy I have a video of this listing.

Janna--- what this also means is that I can document samples of how I promote listings on line, and give them to potential clients to check out. This type of internet marketing may set s apart. I forgot to mention that I also staged this house, using my own stuff (I moved them from one house that is closing escrow next week....so the timing was good especially since I don't have enough storage space) Thanks!

Thanks for the idea about YouTube. Our firm has a big support staff to get our listings up in over 19 websites, but YouTube is not one of those. I can film a video easily and upload it easily as well. Now, staging like you did is another matter.... nice job.

Hi Pacita, good for you to know how to do all this stuff yourself! While it's great to have an assistant, some people are completely lost when that person is not available anymore for any reason. Great job!

Good job Pacita, I learn that once my photos are uploaded, I need to think first of the video, then the visual tour. If I do that I can then put the number of bedrooms, baths, square footage, price on the title of the picture so it shows in the videol Then I can remove it if I wish and work on the visual tour. I prefer using still photos for the video (via visualtour) than making it with my mino. Good job!

Dave --video is so important today and people are looking for some kind of visual tour. Fortunately, with VisualTour.com, we can convert our tour to video. Nonetheless, i will have to learn how to use my FlipVideo so that I won't have to stitch photos for the Visualtour.

Sally and David -- it's a mixed blessing. I don't have a lot of listings right now, and they don't come all at once. So I can devote time to each listing, and also try to apply something new as I go along. This is probably only my fourth youtube video. The first didn't look great, but VisualTour also just added that conversion feature at that time, so it wasn't perfect.

Silvia -- I know some agents who still don't know how to upload pictures on the MLS, relying instead on the transaction coordinator to do it. I don't want to be THAT helpless (or clueless).

Kathryn -- it's during these down times that I also pick up good information from Active Rain.

Antonio -- I see you're starting to use different fonts and colors for your blogs/comments. I haven't experimented with that, yet, so you're way ahead of me. Thanks for the tea --- looking forward to the next batch. Once Gary gets well, we'll have to take you to Zen's Asian Fusion Tapas bar in Alameda. You will love it!

Hi Pacita, great post. When it comes to home listings, being able to watch a video tour is so much more captivating than clicking through pictures. I believe this is going to become more and more popular. Thanks for sharing!

Robert -- I had my first open house yesterday, and I must have had 70-80 groups come through. Probably 80-90% of them said they saw my listing online, and saw the video. The others followed my signs, were neighbors, or were told by their agent to come by.

Jennifer --- videos are critically important today, with the enormous popularity of youtube and the video-viewing generation.

Pacita: Congratulations on such a beautiful home to list! Congratulations on getting all the marketing online as well. It does take so many hours to prepare a home. Most sellers have no idea of the time spent … it all just magically seems to appear out of the blue. Great job and thanks for sharing.
