Update to my "MLS updated daily - don't call for availability" Post

I often write about things that I really just don't understand or things that realtors do that often don't make sense.  I recently posted a blog "Why when the listing status says don't call for status it's usually wrong?" and I just ran into another classic example of this. 

I have a client that's interested in viewing a Torrance home and the listing notes state "MLS updated daily - don't call for availability. Offers due via EMAIL by Wed., Aug 19, 5pm."

...That's fantastic so I won't bother you, but the problem is I'm pulling this up on August 24th so obviously this isn't updated daily.  Either that or the realtors strategy of trying to create some urgency just didn't work....either way the realtor is making it more difficult to want to show the home.  I realize that it can sometimes be overwhelming when you have a well priced listing and you just can't seem to manage the calls, but if you show that the status is updated daily.....do your clients a favor and update it daily.

AAaarrgghhh...I hate seeing that phrase.  Besides, updated daily isn't enough - LOL - what about updating it hourly or less?

Keith - yep, we see thi shear all the time. Drive me nuts. Why put statements in the listing that are based on dates and time if you can't or won't keep them update. Makes the agent look like a fool, IMO.

Forget about updating daily or by the hour, how about simply updating when the status changes. Really, is it that difficult? :-)

I agree, someone may be submitting a contract as I write; how about letting us know so we don't have our client disappointed that they can not purchase the home.  And even worse, it make the Agent look like they are not on top of their game.

Next!  I also get disturbed when I see a MLS listing, "cannot show until futher notice."

Just last week I showed a home to a couple and they were so excited about the property, until the handyman came in and asked if they were the new owners. Owners? It was closing the next day. I really don't like to waste my time or my buyers showing a home that obviously should have been marked pending - especially since it was owned and sold by the Broker.
