There are many blogs regarding Sales Teams and my question is for property managers. How do you create a Team for Property Management? What are the pitfalls? How many properties should you have before you create a team?

I took over our porperty management department a year ago with 40 properties and expanding it to almost 100. It is generating sales leads both from tenants and owners who are looking to add additional untis however the time involved in doing both sales and property management is challenging.

Any advice would be appreciated.

Hey Brad,

I am new to property management but not to the business.  I have been in the business since 2001 and created my first team in 2004.  I currently have 1 agent that handles only short sale listings, I have 6 buyer agents and 2 rental agents.  I run the property management division which I started in May 2009 and I currently have 45 accounts.  The great thing about having 6 buyer agents, it makes it easy to get a rental shown at a moments notice as I almost always have someone in the field near one of my properties.

I think it is very important to have niche positions within your orgainization.  Like you said, it is very difficult to handle property management and sales at the same time.  Bring in agents that want business and have them focus on a niche within your team, whether it be as your buyer, listing or rental agent.

Technology and good systems will serve you better than an additional agent/team for property management. If you are part of a general brokerage office, use office manager for client/income/rent collection and with separate rental cel phone line and website, you should be able to manage 100 to 200 properties without additional help......Wallace.
