Hey Brad,
I am new to property management but not to the business. I have been in the business since 2001 and created my first team in 2004. I currently have 1 agent that handles only short sale listings, I have 6 buyer agents and 2 rental agents. I run the property management division which I started in May 2009 and I currently have 45 accounts. The great thing about having 6 buyer agents, it makes it easy to get a rental shown at a moments notice as I almost always have someone in the field near one of my properties.
I think it is very important to have niche positions within your orgainization. Like you said, it is very difficult to handle property management and sales at the same time. Bring in agents that want business and have them focus on a niche within your team, whether it be as your buyer, listing or rental agent.
