- You’ve NEVER sold a home before, so you’ve contacted me about selling your home.

I came out to your property, looked at it, took a lot of pictures, brought you a lot of information, and went back to my office to do a CMA.

I completed the CMA, and we agreed upon a list price.
- You’ve signed the listing agreement and we’ve gone over the SUD (Spruce Up and Declutter) list. You took care of the SUD list.

I came back to your property and shot a TON of photos.

We’ve POSTED the information about your house for sale, ALL OVER the internet. I’ve gotten several calls and emails about it.

I’ve weeded through those calls and emails asking the important questions of buyers:
Have they visited with a lender?
Have they been pre-approved for a loan?
What is their time frame to purchase in?
Do they have a home or property that they
would have to sell prior to purchasing?
I’ve also asked other questions of buyers:

Have they looked at the photographs online of the home? (This can help buyers know if they are REALLY interested in the home… or if someone just told them about a house on ‘such and such street” that was for sale… etc. Have they previewed the home?
If moving from out-of-our area, were they pre-qualified to purchase a home in their present location or in our location? Sometimes a buyer will get pre-qualed to purchase without telling their lender that they are moving somewhere else…..somewhere where they do not have employment etc.. and it sure can throw a wrench in things…
Showing day has arrived.
· You are going to leave your home prior to when I arrive with the buyers.
· ALL lights are on and ALL blinds are open to allow as much light as possible into the home.
· Your home is CLEAN and arranged as we discussed BECAUSE YOU WANT TO SELL IT…. so you have done what I have asked you to do.
· The home is quiet (no music, no tv, etc...we do not know the buyers taste in music,etc…. so please DO NOT put music on and please do not leave the television on.)
· DO NOT LEAVE CANDLES BURNING.
· Remember that I choose to work as a TRANSACTION BROKER in OKLAHOMA so I will call you after the showing but confidential information that you have provided to me, I DO NOT divulge to the buyers and confidential info that they have given me WILL NOT be given to you.
