Loved the video. But I wanted to give you a head's up. Because you Enabled Embedding on You Tube (allowing your video to be played outside of You Tube), it doesn't matter if you own the material. It can now be used by anyone. And even when you Disable Embedding, You Tube will not enforce it's own Terms of Use if someone on You Tube decides to take your video, make changes to it and re-post it! Trust me on this. I speak from experience.

From one fellow realtor to another... I hope that signed seller rejection is in that file... you know how some of those agents can be  (R.E. 101 submit all offers... regardless of how ugly ~ ridiculous they are).

I could see a newbie getting the wrong idea from that video.   I PERSONALLY LOVE your BLOG post and enjoyed the late night entertainment, ...just not the singing  :-)

Hey, you need to learn some new scripts.  Try one of these:  "Mr and Mrs seller your home has been on the market for 3 hours and we have an offer.  who knows when the next one will come in, and its not that bad, just go for it"  the first ofer is usually the best," or the ever popular "if you are coming short wa can ask the buyers to take back a note so you can payoff your mortgage and the selling agent's commission."

i hope you realtors realize that prices are still overpriced, and there is nothing wrong with lowballing.  You guys are in dreamland if you think we are still in the overprices market of 2005.  Its over, be realistic when you try to sell and tell your sellers the same thing.

truth, good to see you back. You are certainly correct that values are down. In fact in my area they have plummeted. BUT, the truth is, when a property that was worth $225,000 has been priced properly at $189,000 a buyer is not going to get it at $145,000. They still need to do their homework or they will end up not getting a house. BTW this video is humor not truth. Not all homes are NOT overpriced, many are, but certainly not all. And that's the truth. Thanks for stopping by.

if demand is not there, value drops.  And demand is most surely dropping, which means prices should drop a lot, and not stay artificially inflated.  I understand you realtors don't want to lose money, but let's be realistic, if the market continues to fall, you guys will have no choice but to continue to recommend dropping prices, just to unload all that excess inventory.  Why not be a realist and accept ANY offers you can get?  With the sagging market, you may be sorry for thinking you can get 2005 profits.  So what, you lose 30,000.00.  What did the original owner pay for it?  DIdn't he make a 100,000.00 profit?  If you continue to be greedy, you will wind up losing even more money in the end, just holding out for an additional 30,000.  

Also, I have seen the charts about how the housing market has shot thru the roof, especially in regard to inflation, but in the end, prices went back to its original location with inflation.  Is there any out there who honestly think prices will go back up like it did in the past?  Or are you just saying that, trying to scare the buyer into thinking that if he does not buy now, he will be priced out of the market.

truth, It is not up to REALTORS(R) to "accept any offer we get". It's not my property. Also you assume that houses were bought pre 2004. In my market almost all of the 1800 homes  on the market were purchased at the peak of the market and are now worth quite a bit less than the sellers originally paid. So with all your wisdom and market knowledge how about contact the lenders and have them agree to accept less than the sellers owe and then they would certainly be more than wiling to accept low offers. But the reality is they can't. Real Estate is way more complicated that you make it sound. One size does not fit all.
