Laguna Beach Homes Holding Their Value

Have the luxury homes really suffered along the coast?  Do the Laguna Beach oceanfront and ocean view homes sustain their value?  I compared the first seven months of this year in 2009, to last year in 2008.  What I saw was interesting.  The average sale price of a Laguna Beach oceanfront or Laguna Beach ocean view home, from January-July last year was approx. $2.1 million.  This year thus far it is $2 million.  Not much difference.  Now it will take a Laguna Beach oceanfront or Laguna Beach ocean view home on average 5 months to be sold, with the oceanfronts taking longer.  Additionally, more than ¼ of the homes bought this year have been all cash buys.  There still is much inventory for sale in Laguna Beach, with more than 200 homes priced over $2 million.  It will be fun to watch over the next few months as we finish out the year but thus far the homes have held their own.
