I think we have! Money is starting to become easier to aquire and values seem to be stabalizing. We are also statring to see products come across our desks that were not around 12 months ago. Let's get through 09 and we will really see business pick back up in 2010!

Rates will stay reasonable until we see signs of inflation coming - and it's definitely coming.

Josh, The reality is that there is more than enough money to lend, and lenders are willing to lend, It is just back to the good old days where you need a job to get a loan! Makes me laugh everytime I say that!  but after 20+ years in this crazy biz I have seen EVERYTHING!

The worst is probably over for this round but we will see it again because we Americans rarely learn from our mistakes. You said it in your post, money is getting easier to aquire, new products (or new names for the same old stuff) is being marketed. I hope I'm wrong but.......

Josh, thanks for the upbeat post.  After reviewing our market statistics in my area, I noticed that July was an AWESOME month, but the number of homes that went under contract were less than half for the same month.  In my mind...that spells a downturn on the way.  I'm trying to stay focused and positive and remind myself that I am also a contributing factor in making those numbers go back up where they should be.

I totally agree! Our market in East Texas is stablizing again. We can, once again, make a living selling homes. I just hope that what happened over the past two years won't be forgotten. Nothing that is easy comes without cost!

I will help educate my clients, help them make informed decisions and guide them to not get in over their heads! That is part of our job, if we truly have their best interest in mind! I love my job and want my clients to keep coming back.

Hope everyone has a spectacular end to the third quarter.
