Home Staging -- A must read article!  is a post I did earlier this week -- and today I stumbled on another informative article on the subject.

The linked post above generated some great comments.  If you haven't read them, go back to the post and catch up.  There was a lot of concern regarding fake, false, etc.

When looking through MLS, have you ever noticed a listing and the picture is a drawing? Generally this is for new construction or renovated properties.  Under the photo it sometimes discloses "Artists Rendering"

Maybe digitally altered photos should be disclosed?

Hi Karen, I read your previous post and this one as well.  I'm going to be open-minded about Virtual Staging and will look into it.  I still think there might be a place for this but I don't see it as totally replacing traditional home staging. I'm sure the reaction from Stagers and Agents will be mixed.  I'll be following this post!

We've got these in Houston, and really anyone around the country can do this.  I don't really care for them.  I think it's a neat concept.  But when the buyer walks into the door, they are expecting real furniture, thinking maybe those were renditions, and the furniture hasn't come in yet. 

I think for a homeowner that is decorating, it can be very useful, when they are indecisive about what style to choose or how to arrange.

I plan to be open-minded about this, too. What makes me wonder about it, though, is that one of the best things about staging is it helps buyers see how large a room is by showing them how furniture will fit. I'm not sure a photo will do that when you're standing in an empty room. It's intriguing though...

Karen, thanks again for sharing this article and the link.  Since your first post the idea of virtual staging has been on my mind...it could be easier on this aging body.  I'm going to have to do a blog post about software and I will link back to these of yours.

If the buyer sees virtual staging and the house is appealing, then when they walk in to a cold appearing empty house, they may be greatly disappointed not exactly what you would hope the buyer would experience before making an offer

If they are only wanting to know if the bed fits, that is what a tape meaure is for.  But the magic of staging is way it makes the buyer attracted to  the house and start seeing themselves living in the space.   It is emotional selling.  All sales have some degree of emotion involved.  The emotion can not be denied.   A virtual photo is high tech and low touch, the opposite of what might lead to a sale.  

Today,  I offloaded a trailer of furnishings to stage a house very low tech and high touch and some sweat involved as well, as it was very humid in Texas this morning. The magic of staging is in the senses, you can see it and feel it and believe, even sit on it!

Thx to all who commented.  

I believe this is something to follow only becauseI think it will eventually find it's place in the world of staging.  I, myself, am really on the fence as to when the use of virtual staging will be effective in really "helping" a home sell.  

Regarding, virtual photos on the Internet, then vacant when the buyer walks in  -- well that happens ALL the TIME!  People list their home while living there and have photos up on MLS -- it doesn't sell and they have to move on so it is vacant when shown.  People get that.  I staged a home for 3 months and after that time period the sellerscouldn't afford to continue the monthly rental, so we had to destage.  But the sellers didn't take down the staged photos from the Internet and put up new photos of the property vacant!  They put photos of the staged rooms all throughout the home for the buyer to see how it had looked when furnished.

I think this is best suited for when renovations could be demonstrated.  It is a form of art and could be an appropriate solution in some instances.  The point of my post was not to embrace or support virtual staging; but, rather, to stay cognoscente of this offering as it relates to your business as a business owner.
