    We hear it in the marketplace, we see it on blogs...it appears in the internet...it's an attitude  that breeds defeat.  It is the lowering of a voice as if it matches the lowering of the price...."Oh...it's a short sale," comments the selling agent...as if somehow that makes it less worthy of an open house, a blog, an e-mail campaign....

   Know that if you have been entrusted with the listing of a short sale....you have an awesome responsibility to the sellers, the market...to the profession and your reputation....if you don't put your heart in it, have a marketing plan to meet the demands of the market....aren't honored to be chosen to list it....refer it to someone who knows how very special it is to list a short sale.  If you are a seller and all the listing agent has done is put a sign in the yard and a listing on MLS with no marketing plan or promotion to the area...demand action....it's your responsibiity to choose an agent with successful experience.

Sally, good point...I think many agents today just stick something in MLS and see what happens...

WOW...no listing...regardless of status ...short sale or traditional in our minds or many others....ask Wendy   and other successful agents should ever be taken without a marketing plan in place....Haven't you read the blogs from Wendy, Elizabeth Weintraub...from us and others...the blog of the listing is the tip of the promotional iceberg. Your sellers have no benefit with no marketing.

Wow. Amiri Property and Financial Services Corp. is a great example of why one needs to check references. That's the kind of attitude that does the realty profession harm in the public's eye:

  • just put it on the MLS, keep it as clean as possible.
  • When it is BPO time, put the sign on the front lawn, remove the lockbox and keep it a mess!
  • That's one of the benefits (in my opinion) to a short sale listing. No marketing.
  • Their house will eventually go under contract and get sold (even if the grass is 5 ft tall!). ;)

I wouldn't hire them if they were the last company on Earth.

Sally and David -- thanks for the mention. I strongly believe that regardless of the type of listing it is, regular sale, short sale or foreclosure, that we do our best to market the property within certain guidelines. Sticking a for sale sign and simply posting it on the MLS is not it, and definitely not my style.

Agents who take short sale...or any listings and do no marketing had better be labeled "limited service" as they have no right to claim commission for hiring a company to put a sign in the yard and a listing on MLS..
