Non-Performing Notes, What are they?

Non-Performing notes (NPNs) are accounts of borrowers which have been classified as distressed assets by banks. A perfect example is an overdue mortgage loan that is not producing income because the borrower no longer makes monthly payments. As a result of this, banks through their asset managers sell these notes in bulk to Note Buyers (NBs).

I suggest you spend time drilling your client to find out what is their criteria for investing in nonperforming notes and then sign up a contract with your client to protect you. As long as you spend time building trust with your client you have nothing to worry about.

 

I also suggest you directly introduce your client to asset managers responsible for the sale of nonperforming notes in bulk so that they can handle the negotiation directly. Only insert yourself when needed, you do not want to appear hindering the transaction. This is why building trust from the beginning is very essential.

I am hanving troubles contacting the right department within the bank that sell the NPN's. Any suggestions as to hold I go about getting to the right department. Everytime I contact the bank or servicer they think I want to purchase the property and do not understand I want to purchase the NOTE.

To answer your question ... I suggest you find out the names of the top execs at the firm and then research their contact information. When this is done contact them and assuming you give them a good impression that you understand this business of buying notes - particularly nonperforming notes (NPNs), they will give you the contact information for the person at the bank who handles the sale of NPNs, also ask them for a referal email to that person too. (Please note getting access even to these top execs will take time and demands constant follow up so be ready for that)

 

My main question to you now is .. in regards to buying nonperforming notes (NPNs), are you the principal buyer or are you looking to broker the NPNs?
